Among the available alternatives, rainwater harvesting stands out for reducing treated water consumption and mitigating environmental impacts associated with surface runoff in urban areas. In this context, this study aims to analyze the technical and economic feasibility of implementing a rainwater harvesting, treatment and reuse system in the Informatics Building of the Federal Institute of Alagoas (IFAL) – Maceió Campus, primarily intended for replenishing the institution’s swimming pool. The research was structured based on the collection and analysis of regional rainfall data, estimation of the swimming pool water demand, characterization of the roof catchment area and application of design parameters defined by standards. Based on these inputs, the storage volume was sized, first-flush diversion criteria were defined, implementation and operation costs were estimated and an economic feasibility analysis was carried out using engineering economy indicators such as Net Present Value (NPV), Internal Rate of Return (IRR) and payback period. The results show that the proposed system can supply approximately 17.02% of the annual pool demand, reducing potable water consumption from the public utility and yielding a positive NPV, an IRR higher than the minimum attractive rate and a payback shorter than one year, which characterizes the proposal as technically and economically feasible for the analyzed context.Item Análise de irregularidades em obras de construção civil com base na legislação urbanística da cidade de Maceió(2024-12-23) Santos, Lucas Emanoel Paulino da Silva; Costa, Esdras Jonathan Honorato; http://lattes.cnpq.br/6045970740812728; Santos Filho , Manoel Martins dos; http://lattes.cnpq.br/8060697649276101; Cavalcanti, Humberto Jorge Braga; http://lattes.cnpq.br/3186056276253916Construction projects in the city should involve a technical team, adherence to bureaucratic procedures, and proper documentation in order to ensure that said projects comply with current legislation and technical standards. However, both unlawful construction projects without a permit and completed and occupied buildings without a certificate of occupancy are not uncommon. In Maceió, legislation such as the Master Plan and the Urbanism and Building Code guides urban development and provides the foundation for municipal inspections to check whether buildings comply with the established regulations. This research analyzes the work carried out by the city’s building inspection team regarding the issuance of notices of violation and of infraction for various types of non-compliance, including but not limited to any activity which requires a permit, such as construction, renovation, expansion, repairs, and demolitions; completed and occupied buildings without a certificate of occupancy; issues related to accessibility; and abandoned properties. The data was divided into different categories to facilitate quantitative analysis, with categories being year, neighborhoods, administrative regions, the type and stage of construction, and types of properties. A simplified guide was also developed for those seeking to correct code violations in accordance with the policies and procedures established by Maceió’s city government. The data analysis covers the period from 2020 to 2024, providing an overview of the work conducted by Maceió’s building inspection team, the regions and neighborhoods most targeted by inspections, and the most common types of properties to be non-compliant. However, the sector faces growing and structural difficulties related to labor shortages and qualifications—a scenario that worsens in Maceió-AL due to the high demand for vertical developments driven by recent urban transformations and a surging market. In this context, this research aims to analyze the availability of qualified labor and its impacts on civil construction in Maceió, based on the experience of engineering managers of vertical construction projects linked to member companies of the Association of Real Estate Market Companies of Alagoas (ADEMI) in the year 2026. To this end, the study sought to identify the occupations with the greatest recruitment difficulties; assess the impacts of this scarcity on project schedules, costs, and productivity; investigate the mitigation strategies adopted by construction companies; and characterize the future prospects of the sector. Methodologically, this work is classified as applied research, with a quantitative and qualitative approach, and an exploratory and descriptive nature. Procedures involved a literature review and field research using a structured electronic questionnaire. This instrument was administered to a sample of 38 engineers responsible for executing vertical construction projects in Maceió-AL, yielding 22 voluntary survey responses. The results revealed unanimously that companies face recruitment difficulties and have noticed a reduction in the supply of qualified workers over the last five years, with the bricklayer role identified as the most critical bottleneck. A lack of interest from younger generations and low technical qualification were pointed out as the core causes of this deficit, which severely impacts productivity (86.4%), project schedules (77.3%), and construction execution costs (68.2%). Furthermore, current mitigation strategies—such as wage improvements and the adoption of new technologies—are considered poorly effective by 86.4% of managers, culminating in a pessimistic outlook where 81.8% predict that labor scarcity will persist over the next decade. It is concluded that overcoming this deficit sustainably will require a collaborative effort among public authorities, educational institutions, and the private sector, focusing on the social appreciation of workers, continuous technical training, and the progressive industrialization of construction sites.
